Waterside gets confusing for a lot of people, even folks who live there. It carries the Lakewood Ranch name, but it sits in Sarasota County, not Manatee County. If you tell someone you live in LakeHouse Cove or Shoreview, they usually know what you mean even if they could not point to Waterside itself on a map.

What Waterside Really Is
Waterside is Lakewood Ranch’s village on the Sarasota County side, generally south of University Parkway. Waterside Place is the lakefront town center inside it, with restaurants, shops, and a farmers market. The villages around it are where people live.
If your parent or grandparent lives in one of these newer communities, you have probably heard the neighborhood name more than the word Waterside itself.

Newer Homes Come With More Built-In Tech
A lot of the homes in these villages are newer construction, and newer construction usually means more technology built in from the start. Smart thermostats, video doorbells, and app-controlled garage doors are common, even for residents who never asked for any of it.

What a Visit Looks Like
Whether your home is in a gated section like Wild Blue or a smaller villa in Bungalow Walk, I know what a visit involves. Gate codes and visitor lists are a normal part of visiting communities like these, and I call ahead so you know exactly when to expect me and can let the gate know I am coming.
Once I am there, I focus on whatever is causing the trouble. That might be a smart TV, a phone, a laptop, or one of those built-in home systems. I explain things in plain language and leave you with notes you can look back at later.
Scams Do Not Skip Newer Communities
Some residents assume a newer, well-kept neighborhood means fewer scam calls and fake emails. It does not work that way. Scammers do not check the neighborhood before they call.
